September 2026. Monthly Housing Market Trends Report for Arlington, VA, Washington DC and Montgomery County. This is our monthly update and insights based on year over year numbers on these three markets. What do the numbers mean to you? How can they be translated to your current needs when buying or selling?
Higher rates take a toll on the Washington D.C. area housing market. There were 3,565 closed sales in September, an 8.4% decline from a year ago and the lowest September sales total in nearly 20 years. Buyer traffic in the DC area has dropped off considerably. The number of pending sales in September was down 17.1% year-over-year while showings were down by 16.9%. Pending sales and showings were down across virtually all local jurisdictions in the DMV. The median price rose in September, primarily due to the fact that there were relatively more higher-priced single-family home sales, and fewer townhome and condo sales. New listings are also lower than a year ago as more sellers are holding back; however, new listings outpaced new pendings in September, leading to growth in active inventory.
